Phase 0
Nine months of studies. The critical path is the ALTA survey, the test wells, and a written capacity answer from the Palo Duro owner. $2–5M, under 50 acres disturbed.
Phase 1
First 100 MW of IT on six rented turbines, 132 MW firm. First fire at month 17, first power at 23.5, both P50. 1,200 acres vest.
Phase 2
The owned fleet: 16 aero machines, 350 MW of IT in three electrical islands. Full campus at month 45.4 P50. 3,364 acres vest.
Phase 3
The 345 kV cut-in. The on-site fleet becomes backup and peak sales. First utility megawatt around 2030. The campus never waits for it.
Phase 4
Later tranches toward 3,000 MW on the same corridor. About 9,300 acres per gigawatt. The campus's 396 MW of firm generation stays as the reliability anchor.

The complete build is a 350 MW computing campus in three electrical islands, with the 345 kV grid connection as Phase 3 and later tranches toward 3,000 MW on the same corridor.The campus lot is 3,254 acres of the block's 23,200, with structures on 1,541; at that ratio a gigawatt takes about 9,300 acres.
The campus will use dry cooling, holding water use across the final campus to about 116 acre-feet a year, and about 33 acre-feet per year for Phase 1; an evaporative campus would need thousands.
